The broker holds your Texas real estate license so you can work as an apartment locator, Realtor, or both. At Spirit, sponsorship lets you operate as a true independent agent and keep 100% of your commission — without the splits or overhead of a traditional brokerage.

How fast can I start working?

Minutes after invite is sent through TREC you should get an email and begin the process of moving your license over to us. CRM and Agent Portal access, a SpiritRE email, and a new-agent packet are delivered once onboarding is complete. Once you accept the TREC invitation your license is active under Spirit and you can start working immediately.

Is it difficult to change brokers?

No — the TREC transfer is a simple online process. The board of Realtors transfer for Realtors can take a little longer but doesn't stop you from working in the meantime. We'll walk you through every step.

How much is sponsorship?

Accepted Answer

$199 covers setup and your first 3 months. After that it's $99/month. Transaction fees are $25 per apartment locator or residential lease deal, and $100 per residential sales transaction. LLC/Corp brokerage is $149/month.

Are there discounts for paying in advance?

Yes. Prepay 3+ months and save $10 per month. A full year is $999 (effectively $83.25/month).

How do I get paid my commission?

Residential sales: paid directly from the title company at closing via the CDA, processed through our CRM. Locator and residential lease commissions: invoiced and collected by Spirit, then paid out on the 1st and 15th of each month via direct deposit, Zelle, Venmo, or PayPal.

Is there a minimum number of transactions?

No. Work as much or as little as you want. You can even park your license with Spirit if you only plan to do a few deals a year.

No, but we provide lead-generation training and connect you with resources to source leads cost-effectively.

Do you offer a mentor program?

Yes. Every agent gets the broker's personal cell at sign-up — if Bryan doesn't answer he calls back within 1 business day. The Agent Portal also includes training decks, and you can book 1-on-1 Zoom screen-share sessions any time.

Do apartment locators need to pay board dues?

No. Non-MLS apartment locators are not required to join any board or pay association dues.

How does invoicing and collection work?

Accepted Answer

Once you confirm a lease and submit a signed lease verification (or ABB), our accounts-receivable team handles invoicing the property management and follows up until payment is received. You focus on closing deals, we collect — at a 99.9% rate.

Can I offer rebates or incentives to clients?

Yes. Spirit pays out rebates by check or Zelle once the rebate form is completed and payment has been received from the property. Other incentives like free moves are handled and paid for by the agent.

Can I do both residential and apartment locating?

Yes. One sponsorship covers all areas we offer: residential sales, residential leasing, and apartment locating.

Do you do commercial real estate?

Yes — through our Commercial Sponsorship program. There's an additional contract review fee handled by our in-house counsel under broker oversight.

Can I bring on agents and earn from their production?

Accepted Answer

Yes. Our Groups & Teams program lets you set splits with agents you sponsor and earn overrides on their production while Spirit handles the payroll and admin.

Can I use a Team Name?

Accepted Answer

Realtors can register a Team Name with TREC at no cost. You'll continue to operate as a Spirit agent, with all advertising following TREC rules. Apartment locators must operate under Spirit because invoicing and collections run through the brokerage.
