TREC-compliant team name
Choose a group or team name that meets TREC's team-name requirements. We'll help review it during onboarding.
Compensation agreement
A signed agreement between you and each agent on your team that defines splits and how leads will be compensated.
Provide leads or sales training
You either provide leads to your agents or deliver specialized training on how to generate them. This is what justifies the split.

You pay for each agent's sponsorship
You cover the $99/month and per-transaction fee for every agent on your team. In exchange, you set the split on BOTH self-generated leads and leads you provide to the agent.

Each agent pays their own $99/month and per-transaction fee. You can only set the split on leads YOU provide to the agent — they keep 100% commission on self-generated deals.

Two non-negotiables.
No property management
Property management requires a broker-owned trust account, generates the highest rate of TREC complaints, and creates ongoing liability. Spirit does not sponsor property management activity.
Follow ALL TREC advertising rules
Every ad, sign, business card, or social post must list Spirit Real Estate Group as the broker. You cannot list yourself as Owner, CEO, or Founder of the team. All advertising must be reviewed for TREC compliance.
From lead assignment to payroll.

Lead is created and assigned
You create the lead in the CRM and assign it to one of your agents. At the moment of assignment, you set the split that will apply when that lead closes.

Split is visible on the client record
Every client's Invoice Info tab shows the split, the lead source, the amount payable to the agent, and the amount payable to you as the lead source.

Lease commissions
Two pay periods per month. You and the agent are each paid at the end of the pay period in which Spirit receives the commission from the property.

Sales commissions
The agent is paid at closing. You are paid at the end of the pay period in which Spirit receives the commission from the title company.

See and manage each agent's CRM. Check whether they're working the leads you provided, or update a client record when the agent is unavailable to do so themselves.
Distributor designation
Create leads in the CRM and assign them to your agents to work. When you create the lead, you set the split that will apply to the deal at closing.
Common questions from team leaders.
Who sets the split between me and my agents?+
You do. When you create a lead in the CRM and assign it to an agent, you set the split that will apply when the deal closes. If you pay for the agent's sponsorship, you can set splits on BOTH self-generated and provided leads. If the agent pays their own sponsorship, your split only applies to leads you provide — they keep 100% on self-generated deals.
How does the free monthly dues work?+
Once you have 3 or more active agents sponsored under your team at Spirit, the team lead's own $99/month sponsorship dues are waived for as long as the team stays at 3+ agents.
What is the per-transaction fee?+
$25 per transaction, applied before the split. For sales commissions of $20,000 or more, the transaction fee is $10 per $1,000 of commission — e.g., a $20,000 commission is a $200 transaction fee.
Can my team do property management?+
No. Property management requires a broker-owned trust account, has the highest rate of TREC complaints, and creates ongoing liability. Spirit does not sponsor property management.
Can I market my team as my own company?+
You market under a TREC-compliant team name with Spirit Real Estate Group disclosed as the broker on every piece of advertising. You cannot list yourself as Owner, CEO, or Founder on team advertising. All advertising is reviewed for TREC compliance.
Can Spirit pay my team-lead income to my LLC?+
Only if the LLC is a licensed Texas real estate brokerage. Otherwise, we pay you directly or to a sole-proprietorship business account set up in your name.
What CRM access does the team lead get?+
Your account is flagged with two designations: Manager (see and manage your agents' CRM, including their leads and client records) and Distributor (create leads and assign them to agents, with the split set at assignment).
