- Yes. Spirit's fee structure is a flat $99/month plus $100 per closed transaction — no splits or percentages. The CDA submitted at closing pays the full commission directly to you from the title company.
- Do I have to pay for MLS and board dues?
- Yes. As an MLS Realtor you maintain your own board and MLS membership directly. Those fees are not included in the $99/month — that's between you and your local board.
- How and when do I get paid?
- On residential transactions, the title company pays you directly at closing per the CDA Spirit prepares. There's no waiting on the brokerage to disburse — your commission moves from title to you.
- Can I work part-time or park my license?
- Yes. There are no production minimums, no transaction quotas, and no required floor time. Sell one home or fifty — the $99/month sponsorship doesn't change.
- How quickly can I start after signing up?
- Most agents are live within minutes of the TREC sponsorship transfer. Your CRM, branded SpiritRE email, and portal access are issued right after sign-up.
- Can I run my business through an LLC?
