- Yes. There are no splits or percentage cuts. Spirit charges a flat $149/month plus the one-time $399 sign-up — the rest of every commission goes directly to your LLC or corporation.
- What does the $399 sign-up cover?
- The sign-up primarily covers the $305 TREC Business Entity Broker application fee that we submit on behalf of your LLC or corporation, plus our administrative work filing the application.
- Do I need to already have an LLC or corporation?
- Yes — you set up the LLC yourself through the Texas Secretary of State (typically $300–$500 with a registered agent). You'll also need an Operating Agreement listing a licensed broker as a manager, an EIN, a $1M E&O policy, and no delinquent taxes before we can sponsor it.
- Is E&O insurance included?
- No. Your LLC must carry its own $1M E&O policy — this is a TREC requirement for every business entity broker. Basic policies typically start around $600/year.
- Can a brand-new agent start with an LLC?
- No. LLC sponsorship is for experienced agents who already know how to run a real estate business. New licensees should start with our standard agent sponsorship and move to an LLC later.
- What types of real estate can my LLC do?
- Residential sales and leasing, and apartment locating, are all permitted. Apartment locator LLCs handle their own invoicing by default. Commercial is permitted with extra requirements: prior commercial experience and a per-transaction review fee. We do not sponsor property management.
- How and when does my LLC get paid?
- Your LLC is paid directly by the title company or client at closing — there is no payroll cycle on the standard LLC plan. If you'd rather have Spirit invoice and collect for you, our optional invoicing service is $250/month (includes 10 invoices; $25 per invoice after).
